Oh, air conditioning! The design suggests early 50s to me. It’s too bad that the identifier company name (or the name of building they are renting) had been posted over.
Could be early 60s as well. The old exchanges were used until the early 70s.

I remember that air conditioning was still a selling point in the early sixties, and some of the apartment houses in East Flatbush date from that time.
“Clarendon 8”? There never was such an exchange. The sign has CL. 8 which would have been CLoverdale 8, in fact.
